Forward-deployed in real estate & construction

The documents move faster. The decisions stay yours.

We build AI into the property, fund, and project systems you already run, across leases, resident service, underwriting, investor reporting, and construction documents, so your team spends its hours on the asset and the deal rather than the paperwork.

Where the hours go

  • Leases read twice
  • Requests in every inbox
  • Underwriting starts with retyping
  • Project paper in email

What a pod builds

  • Lease abstracts and critical dates
  • Resident and tenant replies
  • Maintenance triage
  • Underwriting memo drafts

What gets measured

  • Lease abstract turnaround and field accuracy
  • Critical dates missed or caught late
  • Work-order response and completion time
  • Underwriting turnaround per deal

What is different here

Real estate decisions rest on documents (leases, rent rolls, T-12s, estoppels, drawings, and change orders) spread across property, fund, and project systems that rarely share data. Fair housing law reaches a screening model or an ad audience as surely as it reaches a leasing agent, and rent-pricing tools that pool competitors’ data have drawn federal antitrust action.

I / Where the hours go

What we look for first.

  • Leases read twice

Each acquisition, refinancing, and audit sends someone back through the same leases for options, CAM terms, and notice dates abstracted once already, or never.

  • Requests in every inbox

Maintenance requests arrive by portal, text, and voicemail and are sorted by whoever is free, so urgent leaks wait behind loose cabinet doors.

  • Underwriting starts with retyping

Every deal arrives as a rent roll, a T-12, and an offering memorandum in different formats, retyped by analysts before anyone can judge the asset.

  • Project paper in email

Submittals, RFIs, change orders, and pay applications move through email and PDFs, so a slow answer on site becomes a delay, a dispute, or a lien.

II / What we build

Systems, not slideware.

  • Lease abstracts and critical dates

Abstracts leases, amendments, and estoppels into your Yardi or MRI fields with each clause linked, and puts options and notice deadlines on a calendar a named person owns.

  • Resident and tenant replies

Answers resident and prospect questions in Entrata, RealPage, or AppFolio with the same approved facts for everyone, and sends accommodation requests and disputes to a person.

  • Maintenance triage

Reads each request and photo, sets priority and trade, checks warranty and unit history, and dispatches the work order. Gas, fire, and flood calls go straight to on-call staff.

  • Underwriting memo drafts

Normalizes rent rolls, T-12s, and offering memoranda into your model or ARGUS Enterprise, and drafts the investment memo for an analyst to check, change, and own.

  • Investor reporting

Drafts quarterly property and fund reports from the ledger and asset-management notes, ties every figure to its source, and stages the package in Juniper Square for review.

  • Due-diligence review

Reads the data room (title, surveys, Phase I environmental reports, contracts, and leases) against your checklist, and flags exceptions with page citations for counsel and the deal team.

  • Submittals and RFIs

Checks submittals against the specification sections they answer, drafts RFIs with drawings cited in Procore or Autodesk Forma, and leaves every answer to the architect or engineer of record.

  • Change orders and permits

Assembles change-order backup from RFIs, daily logs, and quotes, and drafts responses to permit plan-review comments, leaving pricing and every approval to the project team.

III / A first vintage

Lease abstraction and critical dates

First production deployment, Six to ten weeks

A pod connects lease abstraction to your document store and Yardi or MRI, calibrates it on leases your team has already abstracted, and runs it beside lease administrators for six weeks before it takes on the backlog.

Judged by

Abstract turnaround, field-level accuracy on a blind sample, and critical dates caught, each set beside the figures the Survey captured before the build.

An illustration of a first deployment, not a description of a past client.

IV / What we measure

Baselined before we build.

  • Lease abstract turnaround and field accuracy
  • Critical dates missed or caught late
  • Work-order response and completion time
  • Underwriting turnaround per deal
  • Days from quarter-end to investor report
  • RFI and submittal cycle time
  • Change-order cycle time

Set during the Survey and reported every season after.

Systems we work inside

Your stack, not ours.

  • Yardi Voyager
  • MRI Software
  • RealPage
  • AppFolio
  • Entrata
  • ARGUS Enterprise
  • CoStar
  • Dealpath
  • VTS
  • Juniper Square
  • Procore
  • Autodesk Forma (formerly Autodesk Construction Cloud)
  • Bluebeam
  • Docusign
  • Excel

Named for familiarity, not partnership. We integrate with what you already run and recommend new tools only when the work requires them.

V / Guardrails

Where people stay in control.

  • Fair housing, by design

HUD withdrew its 2024 guidance on digital housing ads in September 2025; the Fair Housing Act still applies. We build no applicant scoring and keep protected traits and their proxies out of ad audiences.

  • Investor figures that tie out

Every investor figure ties to the ledger or a cited source and is approved by a named person; we design to the NCREIF PREA Reporting Standards and, for registered advisers, the SEC Marketing Rule.

  • People decide liens and safety

Lien notices and waivers, legal positions, and construction-safety matters under 29 CFR Part 1926 are drafted for the accountable person to decide. None is sent or signed automatically.

  • Records kept to schedule

Leases, screening files, investor communications, and AI logs follow your retention schedule, including SEC Rule 204-2’s five years for registered advisers, and are deleted on time.
